Do I have to pay a fee for my pet?

What utilities do I have to pay?

Please, review the "Amenities" page: You only pay for the electricity, the phone services (phone and or DSL), and the cable company. Heat, water, sewer, garbage collection are included in the rent.

What insurance should I contract?

It is suggested, but not required, that you obtain your own renter’s liability and personal property insurance to protect against any occurrences. The insurance carried by the Association does not cover personal property or personal liability.

What is the smoking policy?

Absolutely no smoking is allowed in the buildings (not even on the decks or terraces).

If I rent with one or more other persons as roommates, does each person have to sign the lease agreement?

All occupants must sign the lease agreement and each occupant must fill out an application and provide a separate Guarantor.

What is a Guarantor?

A Guarantor is someone who agrees to be equally responsible for all of the terms of your lease. The Guarantor is asked to step in and handle your affairs should you fail to pay the rent or should you violate the terms of your lease. NOT each applicant must have a Guarantor.

Why should I need a Guarantor?

If you do not meet the minimum requirement of the application: adequate ratio 'income/rent', excellent credit record, no credit history, no rental history, ...

Who can qualify as a Guarantor?

Relatives, employers, or associates who have excellent financial statements, excellent credit and agree to pay the rent if you cannot.

When is the rent due?

Rent is due on the first of each month, and no later than the 5th of the month. On the 6th, $100.00 late fee are charged.

Can I make a reservation for an apartment by putting down a deposit and move in later on?
Depending on your proposed move-in date, we do offer reservations on a limited first-come, first-served basis. However, when a prospective tenant puts down a deposit they need to be aware it is nonrefundable if they fail to move into the property at the proposed date, and complete their lease. Once moved into the apartment the deposit becomes a security deposit and is refundable as per the terms of the tenant's lease.
